Phillip Burton Federal Building, SF
Urban Entry Plaza Hardscape.
Leadership for half-city-block exterior entrance plaza replacement. Created a layout system for innovative design plan (concrete-covered ramps, walls, seating, and tree planters). Produced cost and time efficiencies through scheduling, purchasing, and field supervision. $5.2 million.

Walden House, SF
Seismic Retrofit and Renovation.
Reactivation and project management of long overdue seismic retrofit and renovation to existing 29,000 sq. ft. four-story unreinforced-masonry building (UMB). Steel frames, foundations, and shotcreting for upgrade of existing exterior brick walls. Implemented $700,000 critical scope changes, including fast track scheduling, permit expediting, and coordination of engineers, architects, and contractors for commercial kitchen upgrade. Followed City of San Francisco sustainability ordinances. $3.5 million.

San Francisco Museum of Modern Art, SF
Architectural Millwork and Casework Installation.
Custom seismic reinforcement, fixtures, and paneling for 5,000 sq. ft. bookstore and elevator cabs. $.9 million.

County of Marin Sheriff’s Offices, College of Marin, Kentfield
Modular Offices with Utility Service Hook Ups.
Succeeded in coordinating a challenging and diverse team: county public works roads department, school district, sheriff’s department, campus staff, engineers, and contractors. Created fully functional modular offices.

Exterior Concrete Restoration and Roof Reconstruction.
Intermediary between construction team and Cathedral staff for ongoing operations, Sunday services, pre-planned large-scale. Construction management, including: verification of specifications, systems development, scheduling, project controls, cost tracking, and safety program. Leadership of self-performing labor crews. $3.9 million. Followed City of San Francisco sustainability ordinances.

United States District Court, Northern California
Custom Carpentry and Millwork
Maintained integrity of historic finish work while accommodating mechanical and electrical upgrades in judges’ private chambers. Project followed major seismic upgrade and renovation of this historic San Francisco building.

Coordinated tenant relocations with landlord interior and exterior property redesign programs, In-line, box, and big-box tenants, including Staples, Old Navy, Starbucks, etc.

Tenant and Capital Improvements.
Village-style retail, entertainment, hospitality, and residential venue.

Owner’s representative for entitlements and negotiated contracts of capital improvement program for way-finding, landscaping, parking, site planning, and customer experience enhancements.

Leasing interface on landlord work-letter. Ensured all projects were delivered for tenants on schedule and on budget – all directly related to rent commencement dates and project pro formas. Coordinated new tenant build-outs with minimal disruption for operating tenants, including Old Navy, H&M, and Sephora. Worked with on a sustainable landscaping plan and maintenance operations. 1 million+ sq. ft. $2.8 million.

Pier 39 LP, SF
Tenant and Capital Improvements.
#1 Bay Area tourist destination. 200,000 sq. ft. high-occupancy waterfront development, including 110 retail stores, 12 restaurants, and many family-friendly attractions.

Project assessment, development, and implementation for five-year remediation program, mitigating 25 years of deferred maintenance. Managed work on building structure, reroofing, weatherproofing, utilities, infrastructure, and marine construction (sea walls, and pier pilings). Project scope, budgets, specifications, contracts, inspections, invoice processing, and close out. $10 million.

Tenant Coordination.
Owner’s representative. Established improved design criteria and pre-construction procedures. Increased tenant compliance by communicating value of increased end user satisfaction. Regularly directed up to 12 concurrent projects. Served retail/entertainment: NFL/College Shop, Krazy Kaps, Theater 39; restaurants: Bubba Gump Shrimp Company, Hard Rock Café, Crepe Café, Crab House, and Chowders; as well as many other tenants.

Honored for contributions to raised standards in Pier 39 construction and maintenance.

Assessment, oversight, and reconciliation of over budget Community Bank-financed construction project. Developed schedule of values. Monitored project progress and authorized draws.

1. Development: Light Industrial Land Use Permit and Entitlements. Directed architectural renderings for concept development and approval. Coordinated civil engineering for expanded storm water management system.

2. Fire Damage Estimating: Coordinated peer review estimate, materials replacement, reasonable scenario for claim adjustment request. Result: 20% increased claim payment.

3. Due Diligence Reporting: Assembled report based on consultants’ findings for 20,000 sq. ft. light industrial building, including mechanical, electrical, and plumbing systems, pavement, and roof.
